The Bellefontaine Board of Zoning Appeals will hold a public meeting on Tuesday, February 17, 2026, at 5:00 p.m. in City Council Chambers at 135 North Detroit Street to continue a hearing originally scheduled for February 3.

The meeting will address a variance request submitted by Bart Barok of Sox Real Estate, 5979 Dublin Road, Delaware.

Barok is seeking multiple zoning variances for property located at the southwest corner of County Road 11 and Township Road 216 in Bellefontaine, which is currently zoned R-1 One-Family Residence District.

Requested variances include allowances for a minimum lot width of 60 feet, a minimum lot size of 7,800 square feet, a 20-foot front yard setback, a 30-foot rear yard depth, and side yard setbacks of five feet, with a combined total side yard width of 10 feet.

The applicant is also requesting an exception to exclude single-family lots from side yard modification requirements outlined in Chapter 1155.05(a) of the City of Bellefontaine Codified Ordinances, maintaining a five-foot side yard setback with no further modifications.

Application materials, maps, and related documents are available for public inspection at the City Engineer’s Office, Monday through Friday, from 7:30 a.m. to 4:30 p.m.
