The Urbana Lions Club hosted Champaign Economic Partnership (CEP) Director Richard Ebert earlier this week, where he provided an in-depth look at ongoing and upcoming economic development projects across Champaign County.

Ebert’s presentation outlined the CEP’s mission to drive economic growth throughout the county by supporting both new and existing businesses.

As part of that mission, the organization has the authority to buy, sell, and lease property to help facilitate commercial and residential development.

Major Projects in Progress

One of the most notable projects discussed was Dugan Place, a large-scale residential development planned for a 100-acre site behind Walmart in Urbana.

The development will eventually feature around 500 homes.

While the project has experienced some delays, Ebert noted that progress continues as the developer works through those challenges.

Ebert also highlighted the recent grand opening of the Willman Building, which includes nine apartments and co-working space designed to serve as an incubator for local entrepreneurs and small businesses.

Another downtown initiative, the Creamery on Market Street, was recently purchased by Dave Smith, owner of Freshwater Farms.

Plans are underway to transform the property into a full-time farmers’ market, creating a new hub for local vendors and shoppers.

Expanding Development and Infrastructure

Ebert discussed Project South Side, which involves the annexation of 250 acres into the City of Urbana for future development opportunities. Meanwhile, in St. Paris, the Pony Wagon Trail project is moving forward with CEP’s support for repaving and infrastructure improvements.

At the South Urbana Beacon (1300 Building), four tenants are currently operating, and plans are being discussed to construct a second building on the site as demand grows.

Additional Projects and Community Growth

Ebert also shared updates on several smaller but significant projects:

  • North Lewisburg is expected to see the addition of a new bank in the near future.
  • In Urbana, two new bookstores are planned.
  • Other initiatives in the works, referred to as Project Spider and Project Strawberry, are progressing behind the scenes, with more details expected as plans develop.

Ebert’s presentation underscored the CEP’s role in fostering long-term economic vitality in Champaign County through collaboration, property development, and business support.
