Logan and Champaign County residents see changes to Real Estate Tax bills

Property owners in Logan and Champaign counties are seeing changes to their second-half 2025 real estate tax bills, with both counties reporting delays in mail delivery and new tax relief credits resulting from changes in state law.

The second-half tax bills also reflect changes made under House Bill 186, which was signed into law by Governor Mike DeWine on December 20, 2025, and took effect on March 20, 2026.

Under the new law, qualifying residential and agricultural properties now receive an Inflation Cap Credit.

Logan County

Some Logan County property owners may still be waiting for their second-half 2025 real estate tax bills to arrive, but county officials say there’s no need for concern.

Logan County Treasurer Rhonda Stafford said the bills were mailed on June 23.

However, because of the high volume of mail currently being processed by the U.S. Postal Service, some residents are experiencing delivery delays.

Despite those delays, real estate taxes are still due by Wednesday, July 22.

Payments received after that date will be subject to penalty and interest.

Residents do not have to wait for their paper bill to make a payment.

Tax bills can be viewed online HERE, and payments can also be made through the county’s online payment system HERE.

Those who prefer to pay in person may visit the Logan County Treasurer’s Office, located at 100 South Main Street, Suite D, Bellefontaine, during regular business hours, Monday through Friday from 8:00 a.m. to 4:30 p.m.

In a letter to local school treasurers, Logan County Auditor Jack Reser explained that House Bill 186 changes Ohio’s property tax system by limiting the effective tax rates school districts may collect above the 20-mill floor.

As property values rise, the law caps additional revenue generated from voter-approved levies and instead provides additional tax relief to property owners.

Because of those changes, property owners will see a credit on their second-half 2026 real estate tax bills, while school districts and other local governments will receive less property tax revenue than originally projected.

According to the Logan County Auditor’s Office, the estimated reductions in revenue are:

  • Benjamin Logan Local Schools: $924,338
  • Indian Lake Local Schools: $907,256
  • Bellefontaine City Schools: $739,364
  • Riverside Local Schools: $277,147
  • West Liberty-Salem Local Schools: $156,952
  • Ohio Hi-Point Career Center: $385,520

Champaign County

Residents in Champaign County are seeing similar changes on their second-half real estate tax bills as a result of House Bill 186.

County officials estimate second-half property tax collections will be approximately $4,253,437.64 lower than they otherwise would have been.

The projected reductions include:

  • Graham Local Schools: $1,404,296.12
  • Mechanicsburg Exempted Village Schools: $592,973.44
  • Triad Local Schools: $611,369.56
  • Urbana City Schools: $268,996.40
  • West Liberty-Salem Local Schools: $390,171.23
  • Ohio Hi-Point Career Center: $546,238.74
  • Champaign County General Fund: $78,214.01

Real estate taxes in Champaign County are due Thursday, August 7.

County officials say the reductions are intended to provide property tax relief for homeowners while reducing the amount of tax revenue distributed to school districts and other local governments through the second-half 2026 real estate tax settlement.
