Commissioners to hold public hearing on Paradise Cove variance requests

The Logan County Commissioners will hold a public hearing Tuesday to consider five variance requests for the proposed Paradise Cove development.

The hearing is scheduled for 10:00 a.m. in the commissioners’ meeting room at 117 East Columbus Avenue in Bellefontaine.

According to the proposed subdivision plan, Paradise Cove would include 701 residential lots built in six phases, along with two commercial lots near the southern entrance off State Route 235.

The commissioners will consider requests to:

  • Reduce the right-of-way width for most interior subdivision roads from 60 feet to 50 feet.
  • Allow two dead-end streets within the development.
  • Approve variances for minimum and maximum block lengths.
  • Allow through lots along Township Road 250 and the proposed commercial lot configuration.
  • Allow the subdivision road system to end within the development rather than extending roads to neighboring properties because the land to the north and west is currently farmland owned by others.

In a letter to the commissioners, Logan County Engineer Scott Coleman recommended approving the reduced right-of-way width for local roads, provided Paradise Lane maintains a 60-foot right-of-way because it is expected to function as a collector street.

He also recommended approving the two dead-end streets if they meet county design standards, while suggesting the commissioners seek input from the Logan-Union-Champaign Regional Planning Commission and the Stokes Township Trustees on the requested block length and lot layout variances.

Each variance request will be discussed individually, and members of the public will have an opportunity to provide comments during the hearing.

Seating is limited to the room’s capacity.

The commissioners may take action on the variance requests during the meeting or after the hearing at their discretion.
